FBM arranges strategic refinancing with lender that matches growth ambitions
Financing that creates room for growth
FBM has assisted two fast-growing Amsterdam real estate investors in obtaining financing that matches the investors’ growth ambitions. In a short period of four years, the real estate investors have built a portfolio of over 91 lettable units (asset value €25mln.). With the current financier, the real estate investors ran into a financing ceiling so refinancing with a strategic financier was the way to achieve the growth ambitions.
Using a portfolio scan, FBM provided entrepreneurs with insight into the conditions at which the portfolio could be refinanced. The amount of the financing to be raised and the conditions were then compared with the current conditions to make the difference clear. In this case, a substantial reduction in interest and repayment was possible and there was room to release some properties from the mortgage.
A substantial improvement in the financial parameters on which banks test, presenting the transaction in the right way and creating an interesting deal volume/composition of the portfolio, have ensured an optimal financing structure and thus favorable financing conditions for the entrepreneur.
FBM advised throughout the entire process, including the financial analysis, drafting the financing memorandum, structuring the financing, approaching the appropriate counters at the banks as well as negotiating the terms.
